Block-containers are experiencing a second birth in Russia. Whereas five years ago they were perceived as temporary housing for construction workers, now they are full-fledged offices, stores, and medical stations. Especially in Siberia and the Far East, where it is expensive and time-consuming to build a capital building. Prices: what the cost depends on

The cheapest block container is a former sea container. You buy a 40-foot container for 80,000 roubles, ventilate it, run the light - and the dwelling is ready. But this option is only suitable for a tool storehouse. For housing or an office, you need normal insulation, windows, and heating.

Here are the actual prices for April 2026:

Residential block container - 250 000 - 400 000 rubles. Normal insulation, electric heating, bathroom, PVC windows.

GOST and certification: what you can't do without

In Russia, block containers are not considered capital buildings, but this does not mean that you can do whatever you like. There are mandatory requirements.

Fire Safety. From 2024, new regulations have been introduced: residential modules must have a fire safety certificate. Materials must not be less than class K0 or K1 in terms of combustibility. Cheap styrofoam will no longer work.

Electrical Safety. All electric boards and wiring must comply with the PUE. In the field, ABB or Schneider automatics are often installed - it is reliable, but more expensive than Russian analogs on 30%.

Earthquake resistance. For regions with seismic activity - Kamchatka, Sakhalin - it is necessary to calculate the resistance to vibrations.

Certificate of Conformity to TR CU. Mandatory for all modules with electrical equipment. Without it, Rostechnadzor will not accept the facility.

Tip: when buying, ask for a full package of documents. If the seller says «you don't need a certificate, it's a temporary structure» - go to another one.

Manufacturers: who does it well

The market has divided into three segments: artisans, medium-sized businesses and large factories.

Shrubbery - are made in garages from used containers. Prices are low, quality is a lottery. The roof may leak, the walls may freeze, the electrics may fall off. Take it only if your budget is zero and the time frame is not critical.

Medium-sized business - regional plants in Chelyabinsk, Novosibirsk, Krasnodar. Price-quality is normal. Minuses: production time 2-4 weeks, they do not always take on non-standard projects.

Major players - Modular Buildings, Block-container.ru, City-Modul. More expensive by 20-30%, but they give a guarantee, work with government orders, and make complex multi-storey solutions.

Among Chinese manufacturers, look at those who already supply to Russia and know about GOSTs. New suppliers often send modules with Chinese sockets and without taking frost into account.

What to check before buying

• Insulation. Minimum 100 mm of mineral wool for the center of Russia, 150 mm for Siberia.
• Windows. Double glazing is a must. Check the seals - they are the first to go cold.
• Floor. Must be able to withstand 300 kg/m² - otherwise the furniture will fall through.
• Electrics. Shield with RCD, automatic circuit breakers for each line, earthing.

A block container is not an eternal solution, but with the right choice it will last 15-20 years. The main thing is not to chase cheapness and check the documents.
